Apartments, offices and retention pondsRodent Control on the Southside and Baymeadows
The Southside is Jacksonville's suburban middle, with apartment complexes, office parks and subdivisions around retention ponds. Mice and roof rats are the usual calls.
Duval County, south and east of the Arlington Expressway out to I-295 and J. Turner Butler Boulevard. Baymeadows Road, Southside Boulevard, Deerwood and the St. Johns Town Center area.
Apartment complexes
The Southside is full of garden-style apartment complexes, especially along Baymeadows Road, Southside Boulevard and near the Town Center. Many are two- and three-story wood-frame buildings with long attics running over several units, breezeways and shared dumpster enclosures. Mice move between units through shared walls and attics, and roof rats run the attics.
Renters should report activity to management in writing. Under Florida law, the landlord is usually responsible for rat and mouse extermination in apartment buildings. See apartment rodent control.

The Southside also has many townhome and condo communities, often built around a pond or a pool. Units share walls and sometimes attic space, and mice move between them. If you own a townhome, find out what your association covers. Exterior walls, roofs and common areas are often the association's responsibility, while the inside of the unit is yours. A rodent problem that keeps coming back after you have treated your unit usually needs the association involved, since the source may be next door or in the attic run.
Subdivisions and ponds
Single-family neighborhoods built from the 1970s to the 2000s fill in between the complexes. Most are slab homes with pools and screened enclosures, landscaped with palms and magnolias. Retention ponds sit in the middle of many subdivisions, with tall grass and brush along the banks. Rodents nest in that cover and move into garages and attics.
Office parks around Deerwood and Baymeadows have the same pattern at a larger scale: mulch beds against buildings, ponds and tree lines. Commercial rodent control covers those.

Southside and Baymeadows rodent questions
My apartment has mice. Is my landlord responsible?
Usually. Florida Statute 83.51 requires reasonable provisions for rat and mouse extermination in most rentals other than single-family homes and duplexes, unless the lease says otherwise in writing.
Do retention ponds cause rodent problems?
Tall grass and brush along pond banks give rodents cover close to homes. Keeping banks mowed helps.
Can my office park get a rodent program?
Yes. Commercial providers set up scheduled programs with exterior stations, interior monitoring and service logs.
